4 Overlooked Areas For Commercial Property Maintenance

Maintaining your commercial property is crucial to keeping it in good condition. While you focus on handling the big-ticket items for its upkeep, letting the little details slide under the radar is easy. Yet they are vital, making it a must to pay attention to these often neglected areas within your property. They can drag down your property’s overall appearance and value if left unattended. So, if you’re a commercial property manager, don't be surprised if you’ve unintentionally overlooked these four maintenance spots around your building.

1. Fire safety systems

Public buildings must have a reliable fire suppression system, whether dry chemical discharge or sprinklers. Remember, these systems aren’t there to extinguish a blaze entirely. Their primary purpose is to keep the fire at bay long enough for everyone to get to safety. Depending on your water source’s pressure and volume, you may need a water storage tank and a fuel-powered fire pump. Australian building and life-safety codes dictate that auxiliary fire pumps should be put through their paces regularly, usually monthly, with all the testing and inspection results meticulously recorded. Don't waste time if you notice system issues like drained batteries or low fuel levels. Get them sorted immediately. Also, remember to periodically check and test the sprinkler risers where the sprinkler water enters the building.

2. Roof maintenance

Sometimes, what’s out of sight ends up out of mind, and that’s often the case with roofs. Unlike the more eye-catching parts of a building, the roof doesn't draw your attention when you glance at the exterior. If you’re in the commercial property market, arrange a comprehensive roof inspection before sealing the deal. And if you’re already a proud commercial space owner, it’s smart to have the roof thoroughly checked out every few months. Additionally, don't overlook routine inspections and tasks like gutter cleaning. Addressing it at least twice yearly can prevent bigger problems.

3. Window maintenance

Taking care of your windows is as crucial as maintaining the outer walls. This task might seem like a hassle for high-rise properties due to the sheer number of windows to clean and inspect. However, it’s essential not to overlook them. Consider scheduling a regular visit from a maintenance professional to clean the windows and examine the film, seals, and seams. Taking care of windows ensures that everything is in top condition, providing a clear view inside and outside your building, free from smudges or grime.

4. Unsightly sidewalks and overgrown plants

Uneven sidewalks can be a real pedestrian tripping hazard on the adjacent grass. It poses a significant safety risk for visitors to your commercial property. Such issues usually arise due to settling soil or improper sidewalk installation. Adding topsoil and appropriate plantings to level the surface is advisable to ensure safe walking areas. It’s not just large trees that can cause problems. Overhanging branches can damage fences and buildings, posing a risk as they grow heavier.

Additionally, storms can make branches more prone to breaking and becoming hazardous. Bushes growing near structures might block windows, creating security concerns. Trimming bushes reduces this risk and keeps the plants healthy and looking their best.
